			<content:encoded><![CDATA[<p>Taking its name from the 800-mile long river that runs through it, the Pays de la Loire region covers five departments: Loire-Atlantique (44), Mayenne (53), Sarthe (72), Maine-et-Loire (49) and Vendee (85). A department is similar to a UK or U.S. county.<br/><br/>The Loire-Atlantique and Vendee have lovely harbours and sandy beaches, while inland, the Loire valley has beautiful rolling countryside, fairytale chateaux, and vineyards producing some of the best wines anywhere.<br/><br/>The primary towns are Nantes, Angers, Le Mans, Laval, Cholet, and La Roche-sur-Yon.<br/><br/>Location hot spots that attract expats include the areas around Saumur (including Montreuil-Bellay, Fontevraud l&#8217;Abbaye, and Doue-la-Fontaine), Chateaubriant, Mayenne (specifically the Gorron area), and the ever-popular Vendee (Fontenay-le-Comte, Vouvant, and La Chataigneraie).<br/><br/>The Loire is a thriving region with a strong local economy. There are several well-established industrial and agricultural businesses: Cholet exports designer clothes to the world, Saint-Nazaire builds transatlantic liners and cruise ships, Nantes has booming IT and financial services fields, the region supplies produce to all of France, and some of the vintners have had exports increase by 340% due to increased demand from emerging economies, such as China. Tourism is also a big earner as travellers from other parts of France and from across the world come to explore this fantastic region.<br/><br/>Although property prices in the Loire have risen steadily over recent years, there are still bargains to be had. A quick perusal of the estate agent&#8217;s windows will show that you can pick up a renovation project for €30,000 to €40,000, and you can buy a decent 3-bedroom detached house for €100,000 &#8211; €120,000. Going up to the €180,000 &#8211; €200,000 range will get you a large house in excellent condition with a good-sized garden, and perhaps an orchard or a bit of land.<br/><br/>Land is quite reasonable in the Pays de la Loire and many rural properties come with much larger gardens than in the UK. As expected, town or village centre properties may have a patio or a small garden.<br/><br/>Of course, the most popular areas will be the most expensive. But, even if you&#8217;re determined to live in a &#8220;des res&#8221;, you&#8217;ll get more for your money here than in the UK.<br/><br/>A range of property styles are available in the Pays de la Loire, from stone-built longeres (long houses) to village townhouses to elegant chateaux, and everything in between.<br/><br/>The new build constuction field is active (but not excessively so), so if you prefer a new house they are available, but be prepared to pay more for it as these are popular with the French.<br/><br/>In the north part of the Pays de la Loire region, you will find traditional stone-built houses and longeres and barn conversions, as well as the cream-coloured new builds, while houses in the Vendee have a more Mediterranean feel with stucco and red-tiled roofs.<br/><br/>The Pays de la Loire has good air and train links, and is about three or four hours drive from the ferry and Eurotunnel terminals.<br/><br/>As the Loire is popular with holidaymakers, you may be able to rent out a property here, thus generating a return on your investment.<br/><br/><br/><br/><br />

It&#8217;s easy to understand why&#8230;it has so much to offer!<br/><br/>A problem for many is deciding where to buy. A really good choice at the moment has to be the Languedoc Region. It oozes charm! In Languedoc a wonderful place to buy in is Agde.<br/><br/>So let&#8217;s discover why Agde is a great place to buy a home in or just to visit&#8230;<br/><br/>Agde is the 2nd. oldest city in France and is situated on the banks of the River Herault, in the Languedoc Region, in the south of France. This beautiful city was first inhabited, by the Greeks, 2600 years ago. 2 miles from the Mediterranean sea, Agde is situated just below &#8220;Le Mont Saint Loup&#8221;, an ancient volcano. The basalt rock, quarried from here, was used to build most of the buildings in the narrow roads and lanes. It was also used for the dramatic fortress cathedral, &#8220;Saint Etienne&#8221;, which was built in the 12th. century on the foundations of a 5th. century Roman church.<br/><br/>The old city, is steeped in tradition and culture. It has an abundance of &#8220;good value for money&#8221; restaurants and cafes, with bustling outdoor weekly markets and fetes. The city is colorful and alive with atmosphere, especially during the summer months when there&#8217;s plenty of wonderful things to see and do, you&#8217;ll be spoiled for choice! People buying homes here love the ancient and rustic character of the place. Many buy property needing total renovation &#8211; there are grants available for restoration of the ancient buildings &#8211; check with the local Mairie.<br/><br/>On the other side of the volcano, sits the area known as Cap d&#8217;Agde, it&#8217;s the largest purpose built holiday resort in Europe (Built in 1970&#8242;s). It consists of holiday apartment blocks, all types of restaurants, shops, night clubs, hotels and plenty of attractions for children. Many sun drenched fine sandy beaches grace this scenic spot and it attracts 1000&#8242;s upon 1000&#8242;s of visitors from all corners of the globe each year. This is an ideal spot to buy a vacation home. Cap d&#8217;Agde also has Naturist Quarter popular with visitors from all over Europe.<br/><br/>Two miles from the old city, up the River Herault (still in the commune of Agde) you will find Grau d&#8217;Agde, a small holiday village. With plenty of restaurants, shops, bars, markets and a super clean beach, it&#8217;s a calm mini holiday area to relax and let the day drift slowly by. This area is also popular for holiday homes.<br/><br/>Across the river (2 minutes by ferry) lies the tranquil village of La Tamarissiere. This village is unique, it has its very own pine forest along its golden beach. The village has camping sites, restaurants, bars, shops and markets. This is an exclusive part of Agde, still relatively undiscovered, perfect for those seeking quality. Property prices are likely to rise steeply here over the coming years.<br/><br/>Agde, with its 22000 inhabitants, has much to offer. Many wonderful sea, river and canal boat trips depart from Agde. Water sports, horse trekking, bus tours, walks, fine hotels and restaurants emitting mouth watering aromas, catering for every taste. It is also an ideal base if you wish to travel and see some of the most fantastic cities, towns and villages in this beautiful region of France. From Agde Train Station, you can be in Montpellier in 30 minutes, Beziers in 10 minutes. Narbonne, Carcassonne and Perpignan cities, are a little further on and if you wish to visit Paris, it&#8217;s only 4 hours by fast train. 			<content:encoded><![CDATA[<p>When you think of a French camping holiday you may start to think of cold wet weekends away, you could not be so wrong, and with absolutely thousands of campsites in France, you have so many different ones to choose from, and whether you have your own tent, are touring with a caravan or a motor home, the choice of camp sites is endless.<br/><br/>If you were to pick an area of France, then you will not have any trouble in obtaining information on campsites in that particular province and in fact you would probably be spoilt for choice. But there is one place called Brittany that is one of the most popular destinations for a family camping holiday in France and this is due to sandy beaches, hidden coves, rock pools and the coastline that the children just adore.<br/><br/>Yet the Alps is a vast area waiting for the more adventurous camper with mountainous climbs, pretty villages and lakes to explore along with Chamonix, which is the highest town in Europe.<br/><br/>Then there is Paris, the capital city of France, which has everything a beautiful city can offer, and with several campsites around Paris, the closest is just a few minutes from the centre, you will also find others that are located near to Versailles and Disneyland Paris, let alone others near golf courses and fishing lakes.<br/><br/>And although most people end up going through the Rhone Valley without really much of a stop, it is well worth taking a detour either side of the river which is where you can find some beautiful countryside to explore, and in this area you will also be able to find some glorious wine produced on these slopes bordering the river, along with major towns like Lyon.<br/><br/>Most places will be able to provide hook ups for electricity from either 6 amps or 10 amps, plus many other facilities. And on a lot of different sites, rather just touring you can even hire out the caravans, chalets or mobile homes, but whatever you decide is best for you, this is a great way of touring through France.<br/><br/>As you can imagine, there are a vast amount of campsites with lots of different facilities, which you will find are rated with stars in a similar way to that of hotels, so the more stars a site has, the better it will be, although inevitably the more expensive they will be, especially in certain areas of France.<br/><br/>A camping site with one star is a basic site and there is no where near as many these days, due to competition from other campsites, whereas a two star camping site is rated for comfort and has some good amenities, then three star and four star campsites are of a very high standard, not only for the amenities and facilities they have to offer, but also for the quality of these facilities. For example, on a four star site you will often find top class restaurants that are even frequented by the locals for their phenomenal French cuisine, but also complete pool complexes and evening entertainment as a regular occurrence.<br/><br/>But apart from the typical camping sites available, you can also find places to pitch such as camping on farms, but lots of these do not have a wide range of facilities available, in fact some are so basic you will need to have all of your own facilities or they may just about have a toilet and hot shower for you to use.<br/><br/>One quick point, please do remember that it is only in authorised locations around France that you are able to camp and not in places such as woods, yet saying that, when travelling through France it can take hours or days, and we have seen many tired travellers putting up their tents on the grassy areas in the service stations alone the toll roads!.<br/><br/>Most people think of camping as purely a summer activity, but for an extremely reasonable holiday, which can be as low as 50 to 60 percent less in cost, you can go camping in the low season, and dependant upon the area of France you wish to go to, some campsites are even open all year round and still even have facilities such as indoor swimming available.<br/><br/>France can therefore offer you freedom and flexibility, whether you wish to stay in one place for the duration of your holiday, or why not try hopping from camping site to campsite, these types of holidays can offer you everything from excitement and family fun by the coast in places such as Brittany, through to the more sedate holiday staying in the grounds of chateaux in rolling countryside of the Loire valley, but for the more adventurous, you could even have a camping holiday incorporating adventures like kayaking in the Dordogne, or mountaineering in the French Alps<br/><br/>You will be able to get to see ancient ruins, quaint villages, monuments and scenery that you would never think possible in any country, but France has it all, and this is possible in many regions within only a few miles of where you have decided to stay, yet do not forget about the wonderful activities that are available to you on site, which sometimes makes it a hard job deciding on whether you want to leave!<br/><br/><br/><br/><br />
